What can I expect if my tenant has given their 30-day notice?  2018-05-10T02:53:25+00:00

As soon as we have received your tenant’s 30-Day Notice to Vacate, we will contact you and discuss what your next steps are. We will immediately begin searching for a new tenant for your property while your current tenant is in the process of moving out. We will be showing the home to prospective tenants within that 30-day window and coordinate with your current tenant when they are available to show the home. If you choose, you have the option to change your rent price for prospective tenants. Also, if your current tenant is moving out before the last day of the month, their rent will be prorated, so you can expect to receive a rental payment that is less than usual. It is important to note that when your tenant has their move out inspection, you will be sent a copy of their move out report.

We require each homeowner to have a maintenance reserve with us of $500. Unless the property needs immediate emergency maintenance the owner’s permission will be requested for regular maintenance issues.

Any deferred maintenance items should be remedied prior to listing the home as a rental. Also, the carpets need be professionally cleaned.

What is the process to find a tenant for my home? 2018-05-10T02:54:25+00:00
  • A potential tenant will be given a scheduled tour of the home by our Property Manager. The tenant, if interested, will be able to submit a rental application for your home. We will process the application, run credit, check references (as available), and other factors in order to qualify the tenant.
  • Once a tenant is selected, a detailed lease will be fully executed and a Move-in walkthrough will be completed along with a detailed Move-in checklist.
  • Initial security deposits, pet fees, etc will be collected and keys will be distributed.
